Home Design: Customizing Design to Meet Your Needs
Home Design is an important part of the process when it comes to building a new home. There are many home design and floor plan websites out there. In fact, there are so many that the process of choosing a floor plan and home design may seem very overwhelming.
At Post Builders we want to help take the stress out of building your new home. We are here with you step by step throughout the entire process. We want to be sure you end up with the house you have been dreaming of.
To help you understand the design phase we have listed and answered some of the typical questions that people ask when they are starting the process of building a custom home.
1. What are popular features in a home design?
- Open Floor Plans – There are many advantages to an open floor plan including: space feels larger, more natural light, easier for entertaining guests, maintain contact with family while preparing dinner.
- Large Kitchen Islands – With large, oversize islands you have room for the whole family to sit and eat meals together. Families on the go love the oversize island because it is a place to sit together, eat you take-out meal quick and be back on the go again. In addition, you can also include a prep sink and add additional storage space in your kitchen.
- Oversize or Three Car Garages – These larger garages are intended to give you move space around your vehicles, more storage room and are including taller garage doors to accommodate larger SUVs
- Family Lounge – Open concept area near or outside of bedrooms, for kids and family to spend time together and play games, or have an area for school work or crafting.
2. Do I need a designer/draftsperson?
We recommend working with a reputable designer in your local area. While there are online resources for purchasing floor plans and blueprints, chances are you will not find exactly what you are looking. However, we do suggest looking at floor plans online to get a general idea of what you like and then have a designer rework it to fit your needs.
Working with a local designer, you can sit down and explain what your needs and wants are and give them a feeling for what your ideal design would be. Together you and your designer can come up with the design/layout that fits the needs of you and your family.
3. What is the cost of house plans and blueprints?
Costs of hiring a home designer/draftsperson can vary based on many aspects of the project. An article on HomeAdvisor states: A drafter costs most homeowners between $822 and $2,718. The size and the complexity of the project will impact the price.
Blueprints themselves typically have no cost associated with them, other than the cost of printing. Most floor plans are sent to us via electronic files and we have them printed as needed.
4. What is included in a typical floor plan?
Floor plans vary based on the needs and wants of the individual homeowners. Many home designs include very unique features at the request of the homeowner. Typical home designs in our area include: living room/space, eat-in kitchen, master suite including master bath and walk-in closet, mudroom and plenty of storage space.
Homes in our local area tend to range from 1,400 to 3,600 square feet. Nationally homes tend to fall on the larger end of that scale. According to The National Association of Home Builders, the median single-family square floor area ticked down to 2,252 square feet based on 2019 fourth quarter data.
